If you comp each unit individually, it seems to hold more value than as one duplex fyi. One side could easily fetch 175k and the other 155k to 160k. You just don’t have a lot of duplexes or half duplexes to compare to. You have a bunch of similar sfr comps selling for much higher than what we are valuating. You have a similar duplex that is not rehabbed sold for 270k just recently.
