This 3/2 block home is located just a block off of Clear Lake. We have not been able to gain access yet to confirm the condition, but we will have the ability to get in on Tuesday. The A/C, water heater, and some electrical was replaced in 2013 per a permit search. It looks like the plumbing was upgraded in 2009 as well. We are told the property needs cosmetic updates throughout.
All of the comps we used are in that area of Rio Grande. With the exception of 2 properties, they all sold right around 30 days or less. We feel $220k is very conservative as you are 500 sf bigger than a house, 1701 27th St., that sold for 200k in 6 days.
