The County says absolutely no mobile homes, but you can build a tiny home. The health department confirmed you can build a 3/2. There are no HOA, lot fees, or association fees.
It’s pretty clear, based on recent new build comps, that you should get $212/sf – $214/sf, if you stay in the 1,300 sf range. If it costs you $140/sf to build, and you are paying $35,000 for the lot, you would profit $61,000 or so, minus any costs we haven’t accounted for. That’s saying you pay $140/sf to build. I know people are able to get it done cheaper, who have the supply chain situation nailed down.
