If you are struggling to find a deal under 150k, then you are about to be elated. This house is a 2/1, but has a 3rd room, that needs a closet to be considered a bedroom. You have a lot of work that has been done already, but you also have some more to go, to get it in retail condition. The good news, is that it is a small house, so you should be able to keep your costs reasonable.
Roof is 1-2 yr old. AC unit is 7/8 years old. For a flip, you need to update the kitchen/bath, new floors throughout, siding needs to be redone completely, paint, probably plumbing and electrical work – although they don’t have any issues with either currently. The seller let us know that they had a termite infestation a few months back, and never tented it, so this will definitely need to be done.
For comps, you have 3 – 1 bathroom sales that are similar in size. They are all in pretty good shape. We feel 225k is a very fair arv.
