New flip in Holly Hill with massive, massive equity. House needs a full rehab, but with the right finishes you should be able to have one of the nicest houses in the neighborhood and maximum potential equity!

All that being said, you are priced so far under comps and under potential ARV that you have tons of room to work with and can get very creative with this rehab. Most of the rehabbed homes are selling around 200/sf, and don’t necessarily have garages either. So, if you were at 1800 sf, with a garage, and used 190/sf, you are still at 340k.
